Big Island!!

It's been a while since I've been on here, still busy with work, school , family... ANDDD a new addition to the family!! Very excited! The wifey is about 6 weeks pregnant and I pray for a healthy pregnancy.  We've been trying for about four years and no luck, suddenly now purchasing our new home we get lucky!  I love how God have laid out our life plan at precise moments!

As for our new home, a lot has been done.  The Santa Cecilia granite compliments the cherry cabinets.  I can't wait until the hardwood floors are in.  Floors should be installed by the end of this week.

Electricity and gas are connected and the deck will be installed soon.

There were a couple problems found, below is an image of how our big side window is supposed to look.
The framers/siding guys forgot to put the 1x strip connecting the arch window to the square window below so now it looks like we have two separate windows instead of on whole window.

Our PM told us that they will fix the problem but it sounds like this job will be a little extensive.  The next problem we had was the amount of scratches on our cherry cabinets in the kitchen, our PM will replace a couple cabinet doors and will have his cabinet specialist match the paint on the cabinets and touch up the scratches.

Have anyone had a problem with scratches on your new cabinets and was it resloved the same way??

Other than that our home is beautiful and pretty much almost done!

YOU FANCY HUH!?!

Loving the Old Marlborough Brick front!!! For the Zachary/Zachary  Place owners, I believe this floorplan interior/exterior is one of the best that Ryan has developed!
Workin' on a Saturday?! Got to give it to these guys!!
I had chosen dark brown shutters, but I am so debating that I should have gotten black shutters.. Oh well, I can always paint them black!  Let's see how it looks..

Again, the Big window on the side of the house! I love it!!
Wifey chillaxin in the master bedroom under the tray ceiling! I can actually step outside of those windows and sit on the bottom roof to enjoy the feeling of my own home.. Can't wait!
 Beautiful...
 Beautiful pt II...
 Beautiful pt III...
Beau... .. Oh you know what I am going to say next!! LOL!

Framing continues...

Framing has begun! Our house was a week behind schedule due to our contractor suffering from a heat stroke! But they are back on track. Here is the side view of the house. What you are looking at is the living room.
This is the back of the house. Morning room and master bedroom up top. The window arrangement for our master bedroom changed. I think we like it better this way.
Another view of the morning room and to the right is the dining room.
Our family room! Where we will spend most of our time at. So happy that we were able to get the windows on each side of the fire place. Per code on our new floorplan in our development, it was not approved by Ryan's standards.
 Morning room again!
The view from upstairs. This is where the rail overlooking the foyer will be.
Our master bedroom. They had the framing for our tray ceilings in too!
And of course here is the front of the house. This will at least give you all an idea of how our house will look like from the front. Progress continues and we'll be sure to post up more pictures.

Zachary Place Model Pics

This is the front style of our home but in white brick.
What we love most about the Zachary Place is the huge side window!!!
This is the gourmet kitchen island! We did not see this on the original Zachary Place but we are so happy that we will be getting this large island. Ours will be in Santa Cecilia granite, cherry bordeaux cabinets and cherry hardwood flooring.
 What a spacious island!
 The morning room!
The Family room but ours will have a window on each side of the fire place, which will make the room look bigger.
The foyer!!! We love the open area when you enter in the house.
Upstairs looking down on the foyer.
We love the Niche in the foyer! It gives the home even more of a character.
The large side window going upstairs to the bedroom is amazing!
The model home basement area! I wished that we had a built in bar, but ours will be simple and opened.
The Master bedroom with the tray ceiling is exactly what we got, again another added character to our huge master bedroom.
The luxury master bathroom!

Foundation Pics

I am pretty impressed on how fast and efficient Ryan works, they are building three houses on my lot fairly quickly!

Ground Breaking Pics - 6/28/12

Alright, finally some action!!

Foundation

So it has been a while since I've posted, been very busy and on top of that I work at a utility company. I just got released from storm duty and I am hoping that all other upcoming storms will pass us, pleeaase!! The foundation is up for my house and I will post pics up soon. There was such a delay due to an issue with WSSC and the right of way, thankfully all issues have been resolved so Ryan broke ground last week on 6/28. Again, I will post pics shortly and I hope everyone had a great 4th of July!

Permit

Hello E famiy! Here is another update, All permits are in except one, the dreaded sewer permit! I hope it won't be a long wait for this permit... Also, I am a bit concerned because on my strip, approximately 7-8 houses I believe, are waiting on the same permit. Therefore, all of our houses are expected to be built at the same time and I think they want their delivery around July which is the same delivery as mine! My concern is that I hope Ryan has enough man power to take these upcoming projects because I surely do NOT want my house to be rushed. On that note, I will be visiting my house once or twice a week just to make sure things fall where they should be. Ryan builds beautiful homes and just by strolling around my neighborhood and seeing my happy neighbors I'm confident they will do a wonderful job!

Finally an approval!!

After waiting weeks and weeks we finally got an approval through NVR and I have to say the process seems very simple, the waiting time was the only thing killing me!! Thanks NVR! With that being said, I am very excited to move forward with the next step and hopefully get an early date for the pre construction meeting. I also deleted some of the upgrades from CTI and went standard on the carpeting throughout the house. The only upgrade I have from CTI is the carpet in the family room, which we will be spending most of our time in. I will keep you posted on our progress hopefully soon!

Waiting for an approval..

So it's been about three weeks now and I have yet to here back from NVRM for a loan approval. I asked my Sales Rep and also my Loan Processor and they said it normally takes anywhere from two weeks to a month. The reason being that they are overloaded with new sales coming in.. My sales rep says to trust her and everything should be fine because all of the info I've sent her for the pre approval looks good. I'm just a little anxious and nervous at the same time because of how long this process takes just to get an approval. After this step, if I get the formal approval, I will be a little more relaxed knowing that I will be able to get the financing and Ryan to break ground. I'll keep you posted on my journey!

Our journey begins here!!

Where should I start?? Well first of all, I am very excited about the selections chosen for our house, thanks to the wifey! When it comes to interior design, she is a pro at it. We chose the 3 1/4 Manchester Cherry throughout the foyer, powder room, kitchen, and morning room. I am also pleased about the granite selection for our gourmet kitchen. As for the carpet I did an entire level 1 upgrade and for the family room a level 2 with a 1/2 inch cloud 9 pad. As far as upgrades on the house, we chose basically every single upgrade and bump outs except for bay windows and an unfinished media room(which I want so badly!!) This Zachary Place will be an elevation c w/white brick front. I pray for an easy process but as always I know there will be some road blocks, hopefully nothing major though!
